Reverse Auctions (What Most Seller's Are Using)

In today's real estate market, many sellers unbeknownst to themselves are using a Reverse Auction: Here is a description of a reverse auction.

A reverse auction is a type of auction in which the roles of buyers and sellers are reversed. In an ordinary auction (also known as a forward auction), buyers compete to obtain a good or service, and the price typically increases over time. In a reverse auction, sellers compete to obtain business, and prices typically decrease over time..

Here is a typical example, lets say that a seller has his home on the market for sale at the price of $950,000. The home has been on the market for 120 days with no interest, so the seller then decides that the price needs to be reduce and drops the price to $899,000 still no interest, time goes by and the seller is getting a bit anxious about the fact his/her home has not sold, so the price comes down again to $825,000 the seller starts to see things start to happen, more showing, and interest in his home, but still now offers so the seller decides to drop the price down to $785,000 and an offer comes in. Bingo. So, this is where the real estate market is for this home. The seller has reduced the price to where the home is sellable. With today's real estate market many sellers are using a form of this reverse auction approach.

San Diego, California Local Delinquent Property Tax Sale Schedule On 2/26/2010.

Pay up, property tax delinquents, or San Diego County will auction off your property, the county treasurer-tax collector's office said Tuesday.

The county's 330 property tax delinquents who are five years overdue owe a total of $1.5 million. They have until Feb. 25 to get caught up.

California law allows property owners five years to get up to date, but after that the county can sell the properties. In December, the Board of Supervisors approved 400 properties for auction, up from 211 in 2008. Since then, 70 people have paid their back taxes.

In 2008, 103 property owners got caught up on their taxes before the auction.

A list of available parcels can be found at www.sdtreastax.com. Interested bidders must register at the site by Feb. 19.

What Lender's Are Looking For In A Hardship Letter For A Short Sale Or Work Out..

It’s one of the most important ingredients in applying for a short-sale or work out---- that must accompany a plea to the lender to co-operate with a sellers request to do a short sale or work out. The letter must contain the “WHY” a seller is asking for their home loan to be considered as a short sale or work out. Keeping in mind that this is only one piece of the puzzle.

A Hardship letter is something most Mortgage Companies will require to consider you for a “Work Out”. This is your opportunity to appeal to them to give you another chance. This should not be used to complain to what they have done or not done to make your situation worse. This letter must be honest and represent the facts clearly. It must prove to them that the situation that caused you to fall behind was temporary and you are now in a position to make your payments on time. You must also have a legitimate excuse for falling behind… financial problems in itself would not be an adequate excuse. Loss of a job, death in the family or an illness would be an acceptable reason to fall behind on your Mortgage temporarily. Example.
